NW Flex Space offers a unique, shared space experience for users. While NW Flex Space will always strive to create the best possible environment, it is the users you work next to day-in and day-out that will likely dictate the quality of your experience on our campuses.


We encourage you to get to know your neighbors. Feel free to offer access to your goods and services and invite them to any events or open houses you may be hosting. Please refrain from any solicitations, canvassing, peddling, or distribution of political materials.

NW Flex Space reserves the right to rescind and/or modify any of these rules and regulations and to  make future rules and regulations required for the safety, protection, and maintenance of the building, the operation and preservation of good order thereof, and the protection and comfort of the users and their employees and visitors. Such rules and regulations, when written and delivered to users, shall be binding.


NW Flex Space will always strive to provide 24-hour notice any time entrance in a user's space is required. Due to the unique nature of our operation, sometimes utility shut offs are in located in user spaces, and in emergencies, need to be accessed without notice. While your agreement already authorizes this access, we feel it’s important to reiterate to avoid any confusion.


On occasion, NW Flex Space staff may ask directly for access in non-emergency situations for other purposes. This access is to be granted solely at your discretion. If you’re not up for a visitor, feel free to say no and we will work to find a time that works best for you. We always want you to feel comfortable in the privacy and integrity of your space and never want you to feel intruded upon or interrupted. 


If there is a fire, medical emergency, threat of violence , burglary, or any other active emergency, please dial 911 before calling our emergency line.


If there is a non-medical or fire emergency, please call 971-227-6327 to report the issue immediately.


Notify NW Flex Space immediately in the event of damage caused by severe weather or roof leaks, as well as any emergency situations on or near the property. Please keep in mind that you should have adequate insurance for emergency situations.


Fire safety and building evacuation plans are posted throughout our campuses at emergency exits. We suggest you regularly review these plans with your staff. 


People sometimes threaten violence against personnel or the property due to disagreements, terminations, etc. Regardless of the reason for the threat, NW Flex Space makes no judgments over the seriousness or validity of the threat and will always make every effort to protect our users from harm. 


In the event of an active threat, NW Flex Space will make every effort to inform users as quickly as possible. NW Flex Space will contact authorities and keep users apprised of any developments. Every effort will be taken to remove the individual’s building access, including disabling ID cards and taking legal steps to trespass anyone who makes threats against staff or property.


We ask for your cooperation. Security is a team-effort. In the event of an active threat notification, do not allow access to the building to anyone who does not have proper credentials. If you see someone behaving suspiciously, don’t hesitate to notify authorities if you are safe doing so.


In the event an active threat escalates, please train yourself and your staff to follow DHS “Run, Hide,  Fight” guidelines: 

RUN
Know your escape routes, leave your belonging behind, and keep your hands over your head as you run out of the building.
HIDE
Hide out of the shooter’s view, block entries to your hiding place, and silence any devices.
FIGHT
As a last resort, and when facing imminent danger, attempt to incapacitate the shooter. Act aggressively, with confidence, and use any items at your disposal to eliminate the threat.

We use AppFolio as our property management software to allow our users to easily interact with NW Flex Space from their own devices. You can conveniently and easily manage usage payments, pull invoices, and review your statement through the portal. You can also use the portal to submit maintenance requests.


Setup is efficient and easy: we email you an activation link and from there, all you need to do is create a password. The individual in charge of making payments for your organization should be associated with the AppFolio account.


Usage fees can be paid through the portal and is due on the first of every month and is considered late as of 5 PM on the fifth of the month. Payments can be made most easily through AppFolio, though NW Flex Space also accepts checks for rent payment. Checks may be mailed to us at:

Wi-Fi access is included as part of the suite of services we provide our users. The use of VPNs, routers, and signal boosters is strictly prohibited. These devices may negatively impact our entire network and cause performance issues for the entire building.


If you or your business requires any type of LAN, secured connection, or dedicated ports, please contact our property management team for support.


If you are seeking private internet services for your organization, you may obtain quotes from any provider. Any work that is required to bring the services to your suite will need to be submitted for approval to our property management team before work will be authorized.

Maintaining accurate contact information is imperative for keeping you up-to-date and informed about the property. To best serve you, we ask that all users provide contact information (name, phone number, and email) for the following:

Users, at their sole cost and expense, shall secure and maintain throughout the Term, commercial general liability insurance, insuring both Licensor and Licensee against death and personal injuries to one or more persons and damage to property occurring on the Licensed Space or the Property or in connection with Licensee’s use of the Licensed Space in an amount equal to not less than One Million and 00/100 DOLLARS ($1,000,000) combined single limit per occurrence, (b) fire, casualty and extended coverage insurance covering all equipment and personal property of Licensee on or about the Licensed Space, insuring Licensee for full insurable value thereof on a replacement cost basis, and (c) worker’s compensation insurance if required by law. Prior to the Commencement Date, Licensee shall furnish to Licensor a certificate of insurance evidencing such coverage with Licensor and Property Owner named as additional insureds, which certificate shall contain a provision to the effect that such coverage may not be canceled, materially changed or not renewed without at least ten (10) days’ prior written notice to Licensor. Licensee acknowledges Licensor is not responsible for carrying insurance covering Licensee’s property.


NW Flex Space issues photo ID Badges to all personnel on site. Upon request of our staff, you are expected to present your ID Badge to confirm authorization. ID Badges are used to gain access to doors, printers and forklifts. Badges must always be carried while on site and may not be used by anyone else.


Please allow up to seven business days for processing and delivery. Expedited badges may be picked up at our main office. Once a badge has been delivered, you will be notified. 


All new users must fill out our Access Authorization Form. Users must surrender access badges to NW Flex Space upon termination of their license agreement


It is the user's obligation to immediately notify us of any employee terminations, lost ID Badges, or other changes via email to badges@nwflexspace.com .


If you are experiencing or notice any type of maintenance related issue, please submit a request for maintenance.  Maintenance requests may be submitted through AppFolio or via this link. You can also email our property management team for support or call us at (971) 277-6327.


 Safety is the highest priority for everyone at NW Flex Space and we expect your team to do your part. The industrial work environment has many potential dangers including forklifts, trucks, racking, heavy electrical power, loading docks, and other hazards. Safety violations will result in immediate sanctions, up to and including license termination.


Personnel must always remain vigilant. Doors into the facility (including loading dock doors) must remain closed and locked unless they are in active use. Do not let anyone into the building unless they have a NW Flex Space credential badge. Any guests, clients, or visitors need to be accompanied throughout the building while they are onsite.


Our property strictly enforces a 5 MPH speed limit. Drivers, whether users or their guests, are always expected to maintain safe speeds. All drivers and equipment operators must be properly licensed and insured. Speeding vehicles of any kind, whether those of users or their guests, will not be tolerated. This policy applies to all forklifts traveling inside and outside of the building. It is the responsibility of forklift operators to ensure that the area is free of pedestrians while the forklift is being operated or moved.


We ask that pedestrians traveling our campuses remain watchful and aware. Please remove headphones when passing through easements and common spaces, as you may not be able to hear the horn or backup alerts of a forklift or automobile. Travel the warehouse only in designated easements and walkways. Please refrain from walking through other user spaces.


Apart from powered accessibility devices, devices such as scooters, one wheels, skateboards, rollerblades, hoverboards, or Segways are strictly prohibited.


Security is a community effort.

Do not leave doors, including loading dock doors, open and unlocked when not actively using them. Do not provide access to the building for anyone you would not accept personal responsibility for.


NW Flex Space reserves the right to exclude from the building at all hours any person who does not present a proper access card or other identification as a user or an employee of a licensed user, or who does not otherwise present proper authorization for access to the premises.


Each user shall be responsible for all persons for whom it authorizes access and shall be liable to NW Flex Space for all acts of these persons. NW Flex Space shall in no case be liable for damages for any error regarding the admission to or exclusion from the building of any person.


Do not leave vehicles in the parking lot overnight unless permitted through your license agreement. Do not leave valuables in your vehicle.


If you have a security concern, please contact our property management team immediately.


While traveling through the parking lots, always maintain a speed of 5MPH. Speeding or reckless driving will result in written notice or termination of driving privileges on NW Flex Property. Users are responsible for seeing that all employees, agents, and invitees comply with applicable parking lot rules and regulations, and may be fined if these employees, agents, and invitees violate said rules and regulations.


Unless designated and agreed upon in your license agreement, parking is first come, first serve. Overnight parking is strictly prohibited and may result in fines or the towing of vehicles at the owner’s expense. The maintenance of vehicles in parking areas or common areas is prohibited.


Vehicles should be regular sized. Box trucks, rental trucks, PODs, trailers, semis and other irregularly sized vehicles are not allowed in general parking unless approved in writing by NW Flex Space.

NW Flex Space has designated easements to help facilitate the flow of traffic and to assist with emergency response within our sometimes-crowded user spaces.


Easements exist solely to move individuals and their equipment through the building. No user is authorized to store any items, park any vehicles, or otherwise occupy the easements in any manner excepting the immediate loading and unloading of goods into a user space. 


Pallets, trash, and other unwanted items are not to be placed into easements. User items found within easements will be treated as trash and are subject to unannounced removal.


Similarly, sidewalks, doorways, halls, stairways, vestibules and other areas shall not be obstructed by users or used by them for any purpose other than ingress to and egress from their leased premises, and for going from one part of the building to another part.


Fines for violating NW Flex Space easement policy are $150 plus any additional disposal fees levied. 


Forklifts are available on premises for certified forklift operators. We are proud to offer on-site training - please click here to request more information on these classes.


As forklifts are a shared resource, we cannot guarantee their availability. Please limit usage as a courtesy to other users. Excessive use and/or misuse will result in loss of privilege. Please return the forklift to the designated parking spot when you’re finished using it.


NW Flex Space forklifts are prohibited from being used outside of the building, in the parking lots, or on any roads. The only place the forklift is permitted to be operated is within easements, marked pathways, and within interior user spaces. The forklift is monitored through our access control system and requires your ID badge to be registered in order to operate.


Always perform a pre-drive inspection and safety check before each use. Please turn off the key after use to prevent the battery from dying.


Keep traveling speed to a maximum of 5 MPH when using the forklift. Excessive forklift speeds are automatically reported through our access control software. Fines and the revocation of forklift privileges will be issued if violated. We ask everyone to exercise extreme caution when operating the forklift, for both yourself and others who may be moving through the warehouse.


Propane for the NW Flex Space forklift is provided on-site. Propane tanks are in cages at loading docks at all of our buildings. You can find extra tanks here. Please load empty tanks into the racks backward (tops toward the rear) to more easily identify empty tanks.


No users may keep in the premises any kerosene, gasoline or flammable or combustible fluids or materials other than limited quantities reasonably necessary for the operation or maintenance of equipment. This policy includes gases or substances that emit foul, noxious or hazardous fumes. 


Users are required to purchase propane for any privately-owned forklifts. Those found in violation of this policy will be fined and billed for usage.


The loading docks are to be used for active loading and unloading only. Stay alert and in communication with other users using the docks to avoid any accidents.


Loading dock doors are to remain closed unless there is a vehicle at the dock being actively loaded/unloaded. Leaving doors open or unattended is a violation of building security policy. Unwanted individuals, pests, dirt, leaves, and debris will be able to enter the building if doors are left open and unattended. To minimize these risks, never leave any door unlocked or open. Failure to comply will result in written notice and subsequent fines.


Users must ensure dock doors are up completely before driving any vehicles in or out of the warehouse and must regard the bumper guards when backing up a trailer. Back up vehicles slowly and use guides when necessary. Set vehicle brakes and secure with wheel chocks before unloading. Use caution when using a forklift in a vehicle to prevent forward motion.


Trucks are not permitted to be running while the loading dock doors are open. Use caution when opening doors to prevent spillage of any unsecured cargo onto the dock. Users are expected to be ready to immediately load their vehicles the moment the vehicle enters the dock. No parking, standing, waiting, or idling is allowed at the docks.


Parking at the loading dock is strictly prohibited unless otherwise noted in your license agreement. No personal, fleet, or delivery vehicles are permitted to be parked in any loading dock. Failure to comply will result in written notice and then subsequent fines per occurrence, per vehicle. Vehicles found in violation may be towed at the owner’s expense.


Any damage to dock doors, levelers, or dock plates will be billed back to user responsible for damage. 


NW Flex Space cannot receive, unload or accept shipments on behalf of users. Remember that docks are shared with all users - respect the shared space and keep docks and scales free of debris, pallets, trash, etc.


Users must report damage to any rollers, locks or other door hardware immediately. Failure to report damage will result in fines in addition to the costs of replacement. If you have questions about dock usage or need assistance, please reach out to our team members.


Doors that are not secured electronically are secured with traditional commercial grade locks and keys.


Users are not permitted to duplicate NW Flex Space keys, and all keys issued will remain the property of NW Flex Space.


Please allow seven business days to process requests for additional keys.


Depending on your space, you may be issued a padlock and/or have a traditional door handle. You are required to use the padlock or door hardware that we provide. You are not permitted to change, remove, discard or cut off any hardware NW Flex Space provides. You are not permitted to add additional locks of any kind without expressed written permission.


If you require access to your space, you may call us and if we are onsite, we will unlock your space for you as a courtesy. If we are not onsite, before 8 PM, we may be able to arrange for your space to be opened for a $90 unlock fee. After 8 PM, you can arrange for your space to be opened by a locksmith at your own expense.


If you call a locksmith to come to your space, the locksmith is not permitted to cut, re-key, or change out the cylinder of your lock - they may only unlock the door for you.


If you have lost the keys to your space, or if you feel the security of your space has been compromised, we will re-key the locks for fee. Additional fees will apply if you require more than two replacement keys.


Fines will be assessed if:

 

  • you rekey your lock, you will be billed $250.
  • you change the cylinder of the lock, you will be billed $400.
  • you lose or cut a padlock to your space, you will be billed $250 per padlock.
  • you lose, change or damage the door hardware, you will be billed $650 per door.
  • you fail to return all the issued keys to your space on or before your license expiration date, you will be billed $250.

 

The above charges may also be subject to additional required administrative fees.


Upon termination of their license, users must surrender to NW Flex Space all keys and access badges to the premises and provide NW Flex Space the combination of all locks and doors, if any, in the licensed premises.


If you have issues with the locks, keys and hardware for your space, please reach out to our property management team


Some of our parking areas are controlled by gates. 


Gates are open Monday – Friday, from 7 AM – 5 PM.  If you arrive at 7 AM or later, please leave the gate open. To ensure that the lock is not stolen or lost, please secure the lock to the gate near the latching mechanism. If you are leaving after 5 PM, please lock the gate behind you. After locking the gate, please spin the combination mechanism to help maintain lot security.


We change the combination periodically and will notify personnel accordingly. If gate closures create an issue for your operation, please contact us for solutions.


 Our facilities have 24/7 monitored fire alarm systems. If you have questions regarding a installing an intrusion alarm system for your space or have any specific needs, please contact us.


Exterior signage is limited by the land use code, but we still want your customers, vendors and visitors to find and connect with you quickly and conveniently. That is why we utilize a touch screen user directory on the Access Control Units at every exterior access door.


You are welcome to place your own signage inside of your space so long as it does not interfere with others. No floor mats in front of your space are allowed.


Signs, advertisements, graphics, or notices visible in or from public corridors shall be subject to written approval. Nails, screws, and other attachments to the building require prior written consent from NW Flex Space.


Users are not permitted to deface or alter in any way the walls, partitions or other surfaces of the premises without the consent of NW Flex Space. 


NW Flex Space strives to maintain clean and presentable workspaces. Our in-house janitorial staff regularly services the common areas in each building. We offer traditional cleaning services in the common areas, kitchen, conference rooms, and bathrooms.


We conduct a weekly fridge clean-out every Monday. Please remove any items you would like to keep before Monday evenings. Any items left will be discarded. We will not be responsible for items thrown away or Tupperware left behind. A deep cleaning of the refrigerator will be conducted one time per month.


If you need to address an immediate mess or spill, there are basic cleaning products found underneath the kitchen sink. You will also find a spill kit mounted to the wall in the kitchen. Please utilize the spill kit only for containment and clean-up of large spills.


It is the responsibility of the users to clean and care for their licensed space. This includes vacuuming, dusting, mopping, and carpet cleaning.


Our janitorial staff is on-site on the following days:

 

  • Naef: Tuesday and Friday
  • 59th: Sunday - Thursday
  • Main: Monday, Wednesday, and Friday
  • Milport: Monday, Wednesday, and Friday

 

If there is an issue with the cleanliness of our common areas or to give feedback for our janitorial department, please contact our property management team immediately.


Users are responsible for properly disposing of everyday trash or recycling in the required containers. Users may not dispose of furniture, office chairs, electronics, batteries, fluorescent light tubes, liquids, paints, or hazardous chemicals in our trash bins.


Nothing shall be swept or thrown into the corridors, halls, elevator shafts, or stairways. Items left near the dumpsters, outside, in common areas or on the exterior of user spaces will be assessed a $250 fine, plus any disposal and admin fees.


When using the recycling bins, please break down all cardboard. Oversized or prohibited items are all subject to a $250 per occurrence fees plus disposal and admin fees. Food soiled items like pizza boxes and to-go containers are not recyclable.


. If you require a dumpster for any reason, you must first get approval from NW Flex Space. Dumpsters are not permitted to be placed on NW Flex Space property without written consent. Any dumpsters placed without approval will be subject to fines and removed.


Pallet disposal is the responsibility of the users. Users are not permitted to break down or throw away pallets in the NW Flex Space provided dumpsters. Failure to comply will result in a $250 per pallet fee plus any additional disposal and admin fees.


You are not permitted to leave pallets anywhere other than inside your licensed space. Pallets found outside of licensed user spaces, including in easements and on loading docks, will be subject to a $250 fine plus any additional disposal fees. 


We contract pest control providers to minimize the invasion of unwanted guests. In addition, we can provide individual pest control options on an as-needed basis.


You are encouraged to use cleaning wipes regularly on the surfaces of your desks, shelves, etc., as well as any time a spill or food source was present. Insects, like ants, leave scent trails for others to follow when a source of food or pathway is detected. Wiping surfaces erases these trails and helps prevent reoccurrence. Regularly changing your garbage after food items are thrown out will help mitigate pest attractions.


For users storing any food-related items, additional procedures need to be in place to help eliminate the attraction of pests. Using airtight, sealed containers is mandatory. No food will be permitted in the building unless it has been properly contained.


If your company deals with/stores food items, it is your responsibility to comply with all local, state and federal regulations. 


NW Flex Space does not meet nor offer food safe conditions. Additional pest, rodent and insect control measures are the responsibility of individual user.


In everything, from water efficiency to the materials that we use every day such as toilet paper and hand towels made of 100% recycled materials, NW Flex Space is committed to being environmentally conscious. We have installed water limiters on our faucets, light occupancy sensors, and Google Nest thermostats across our campuses. Additionally, we have upgraded all our warehouses to high-efficiency LED lighting.

Other green initiatives we have taken include rolling out a campus-wide recycling program and installing signage that encourages water conservation and waste management. We ask that everyone do their part by making sure all water faucets, appliances, and warehouse equipment are shut off before leaving to prevent waste.

We are always looking for ways to improve our environmental stewardship. If you have additional suggestions, would like more information on our efforts, an audit of your office, or a green tour of the campus, please contact our team.

All users and personnel are expected to keep utility usage to a minimum in order to ensure the lowest rates for all users. We use reporting technology to monitor the power draw and cost for each outlet in our buildings. When utilities are used in excess and/or wastefully, users will be billed accordingly.


If your company is expecting to upgrade or expand upon your current machinery or equipment, please speak to us to discuss the potential utility impact and gain approval. Any additional equipment installed that increases utility usage beyond what was originally provisioned will require the user to pay for the installation of utility monitoring equipment and pay for the cost of operating this equipment. 


Please contact us for more information on energy efficiency, usage, and impact. 


Our warehouses are set to heat to a minimum of 50 degrees to protect our sprinkler systems. Heating needs above 50 degrees will be charged for based on the heat source used and running time to the user requesting warmer. Offices equipped with HVAC are set to 70 degrees of heat and 74 degrees of cooling from 7 AM -7 PM, daily. 


Users are not permitted to tamper with or attempt to adjust temperature control thermostats. NW Flex Space will adjust thermostats as required to attain the temperatures.


Space heaters of any kind are not permitted for use anywhere on NW Flex Space property. No user may employ any method of heating or air conditioning not provided by NW Flex Space. Violations of this policy will result in notice and subsequent fines.


If you are experiencing issues related to heating or cooling within your space, please contact our property management team. 


There may come a point in time when you may wish to make alterations to your licensed space. All alterations to your space must be approved by NW Flex Space staff prior to starting any work. NW Flex Space has preferred vendors we can direct you toward depending on the nature of your need. Any contractors or vendors who perform work need to be insured and vetted by NW Flex Space before they will be allowed to work on our campuses. Please reach out to our property management team to get started or for more information. 


We welcome your dogs, cats, fish, reptiles, or tarantula that you insist to your friends is actually very soft! The animals you love and depend on are welcome here. Our campuses are animal-friendly, but we do ask that you observe a few policies.


As a reminder, this is an industrial environment. Animals are expected to be well-behaved, leashed, and to only travel through easements – just like you, they cannot enter other user spaces. For critters that require aquariums, please observe a 5Gal maximum size.


Users are responsible for any damage, including damage done to seeded areas, grass, shrubs and trees around the building, such as digging, uprooting, trampling, etc., caused by their pets. Designated areas for animals to relieve themselves can be found:

 

  • Naef : By the picnic table in the west lot and near the front entrance in the east lot.
  • Milport: Near the train on the side of the building.
  • Main: Along the south wall of the building, near the main entrance.
  • 59th: Near the front parking area, by the tree.

 


NW Flex Space maintains multiple bathrooms on our campuses. Janitorial staff regularly clean and stock the bathrooms. As these are shared spaces, we ask our users to be mindful and fastidious to maintain a clean environment everyone feels comfortable using. Users are free to use whichever bathroom most correctly identifies with their gender identity, if any.


Plumbing fixtures shall be used only for their designated purpose, and no foreign substances or chemicals of any kind shall be deposited therein. Damage to any such fixture resulting from intentional misuse by users, employees or invitees of users shall be repaired at the expense of user, and additional fines may be levied.


If you encounter any issue within our bathrooms, including cleanliness, maintenance need, or an accessibility issue, please reach out. 


Conference rooms are available at no additional cost to all users. They are equipped with flat screen monitors and HDMI cables. If the conference room’s door is closed, please be considerate and knock before entering.


Please reserve your meeting times on the dry erase calendar located on the outside of the conference room. If you wish to hold the room, please write your business name and the time and date of your meeting. Erasers and markers have been provided. To accommodate as many users as possible, please limit use of the conference room to no more than two hours at a time.


It is the user's responsibility to remove all personal property or trash and to clean any messes created by their use of the conference room. Excessive use or leaving behind messes will result in written notice and subsequent fines. NW Flex Space is not responsible for lost or stolen items left behind in conference rooms. 


Users of NW Flex Space are not permitted to hold any gatherings in common areas without prior written authorization and approval. Users are responsible for the costs incurred due to damage, theft, and deep cleaning required.


NW Flex Space would like to encourage you to host your company sponsored functions at our facilities. If you would be interested in using the common areas, please contact our property management team. 


Smoking is prohibited in the interiors of the building, as well as areas immediately adjacent to any ingress or egress to the building, including loading docks.


While the State of Oregon requires smoking and vaping to be conducted at least 10 feet from the entryways of buildings, NW Flex Space policy is that all smoking and vaping be conducted 25 feet away from any entryways to the building, including doors, ramps, and private entrances to use spaces.


Cigarettes butts are user property and are to be disposed in trash receptacles. Users caught leaving discarded cigarettes on the ground will be noticed and fined. Fines for violating NW Flex Space’s smoking and vaping policy are $250 per offense. 


Except with the prior consent of NW Flex Space, no user shall sell, or permit the sale at retail, of any goods or merchandise to the general public in the premises, nor shall the premises of any user be used for any business or activity other than that specifically provided for in their license agreement. 


Mail Room


All buildings have centralized mail rooms, with each user assigned a mail slot. Incoming mail is regularly sorted and dispersed into company mailboxes. Please make sure that all incoming mail is addressed to both your company and individual. Mail addressed to individuals, without company names, may be sorted incorrectly or returned.


Packages will be placed in the mail room. Please make sure to routinely pick up your packages in order to keep the mail room from getting overcrowded. Amazon, USPS, FedEx, DHL, and UPS drivers have access to the mail rooms. If you use a regular delivery service that is currently unable to access the mail room, please let us know so we can provide access credentials.



NW Flex Space is not responsible for lost packages. Packages left in the mailroom longer than ten  business days will be treated as abandoned and returned to sender. NW Flex Space retains the right, without notice or liability to any user, to change the name and street address of the building.


Packages scheduled for pick-up from your carrier may be left in the Package Pick-Up area labeled and located at the entrance to the mail room.


Snacks, Drinks and More!


We are pleased to offer a variety of snack choices across our campuses and have listed the providers  below, for your reference. NW Flex Space staff does not have access or control over the market or vending machines. In the event of products not being dispensed, refunds needed, etc., please contact the provider directly using the information on the kiosk. If you experience any issues during your interactions with the providers listed, please contact us.


Users are not permitted to install any food, soft drink or other vending machines in common areas without prior written consent. If you would be interested in partnering with us, please reach out.


Breakroom/Kitchen


NW Flex Space provides breakroom/kitchen areas for user use. If you have a staff of five or more, please consider adding an additional refrigerator to your user space to minimize overflow and manage long-term food storage needs for your business.


As the breakroom/kitchen are a shared space, we ask you to observe the following rules:

 

  • Food and drink, regardless of container type, must be labeled with the owner’s name and the date it was placed in the fridge. This includes take-out containers, pizza boxes, bottles/cans, and condiment bottles. 
  • NW Flex Space will dump out the refrigerator two times a week to conduct cleaning. If containers are left for more than 48 hours, they will be disposed of. NW Flex Space is not responsible for any items left in the kitchen.
  • Any personal appliances, cooking utensils, dishes, and cutlery must be stored in your user space. We have provided some appliances, dishes, and cutlery as a courtesy, which must remain in the breakroom/kitchen. Removal of NW Flex Space property from the breakroom/kitchen is a fineable offense.
  • Food and personal items are not permitted to be stored in kitchen cabinets. Please do not place anything in the restricted cabinets – these are for NW Flex Space staff use only.
  • Do not leave items in the kitchen sink or on the countertops. Cleaning brushes and soap have been provided to clean your personal dishes. Please clean and take the items with you. Any items left overnight will be disposed of.
  • Do not cook entire meals in the kitchen. Our kitchens are not equipped for full-scale cooking, and preparing large meals takes away from the ability of others to use our breakrooms.

 

Common Areas


NW Flex Space furnishes common areas across our campus. These common areas are meant as quiet spaces to work or relax and are not to be used for impromptu events or other loud activities that may disturb neighboring users. NW Flex Space regularly cleans these areas, but we ask users to do their part by cleaning up after themselves after each use. No items are permitted to be left or stored in any common area. Users are not permitted to disproportionately use the common areas.


Before moving out, we request sixty-day notice, in writing, to make your notice official. This can be sent to our property management team, who will inform you of your official move out date based on the terms of your agreement.


We suggest scheduling a preliminary move out inspection with our team before moving out. Our staff use this time to alert you to any damage or cleaning that needs to be done and help you maximize the return on your deposit.


During your move-out, dumpsters are not to be utilized for unwanted items such as office furniture, chairs, electronics, or pallets. If you have an abundance of unwanted items or trash causing an overage or inability for others to use the dumpster, please arrange for disposal offsite. Users are responsible for any financial or physical damages caused during move out. While moving out, please observe and obey all normal rules and procedures, particularly NW Flex Space easement policy.


We appreciate your user of our facilities and hope that NW Flex Space provided exactly what your business needed while you shared space with us.
